B&B Booking Terms

THE CONTRACT for a bed & breakfast reservation will be between the Downs Barn Farm Owners (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the following booking conditions. UK law will govern the Contract. The contract of hire is not effective until we have processed the deposit. The contract will be subject to these booking conditions and must be complied with.

  • To confirm a booking, a deposit of the first night in advance or 20% of the total, whichever is the greater, is payable within 7 days. Should the deposit not be received on time we will endeavour to contact you before we re–let the room.
  • Cancellation: Please note that the deposit is non-refundable. Should a cancellation be necessary the deposit can be used against a future booking taken within a twelve month period. Guests are reminded that once a deposit is paid, they are liable in case of late cancellation (less than 3 days before the start of your holiday) to pay for the full cost of the holiday, unless we can re-let the dates. Should only some of the dates be re-let you will be required to pay the balance.

We would strongly recommend that guests look into taking out holiday insurance to cover for cancellation.

CIRCUMSTANCES BEYOND THE CONTROL OF THE OWNER (FORCE MAJEURE): If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (“force majeure“) you will be refunded the deposit paid. If we have to terminate your holiday early for the above reasons you will only be required to pay for the nights you have stayed. No additional compensation, expenses or costs will be payable.

COVID 19 CONDITIONS: Should any of you experience any of the Covid symptoms prior to arrival please contact us to discuss your options. We will exercise the right to refuse accommodating anyone we feel unfit to stay on the premises.  Should you display any Covid symptoms while you are staying please let us know immediately. Cornwall Public Protection advice is that if you can drive or be driven you should go home immediately and self isolate.
