DOWNS BARN FARM

Cottage Booking Terms

Booking Terms and Conditions

THE CONTRACT for a short-term holiday rental will be between the Downs Barn Farm Owners (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “you” or “your”) in the following booking conditions. UK law will govern the Contract. The contract of hire is not effective until we have processed the deposit. The contract will be subject to these booking conditions and must be complied with. The party leader must be at least 18 years of age at the time of booking.

PAYMENT Bookings are confirmed on receipt of the deposit of 33% of the holiday cost. The deposit must be paid within 7 days of the booking being placed. The balance of the rental will be due for payment six weeks prior to the holiday commencement date and we reserve the right to cancel a holiday where payment has not been received six weeks before the commencement date. If the booking is made within six weeks of the holiday start date the full rental will be required. If the booking is made within 14 days of the arrival date, full payment must be received within 24 hours of placing the booking. No entry to properties will be allowed without payment, in full, being cleared beforehand.

CANCELLATIONS must be immediately notified to us by phone and email and once received in writing we will confirm the cancellation request.

If you cancel before the date the balance is due(six weeks before the start date of your holiday), and we are able to re-let your dates, we will refund you the deposit amount (which may be less than you paid – e.g. if the final letting price was discounted or only some of the days are re-let). If we are unable to re-let you remain responsible for the deposit and there will be no refund under any circumstances. You will be reimbursed at check-out date of original booking.

From 42 days before check-in to the day of check-in, you remain responsible for the full rent and there will be no refund unless we are able to re-let your dates, in which case we will refund you all or part of the sum you have paid, depending on the value of the replacement booking  You will be reimbursed at check-in date of the original or replacement booking, whichever has the later arrival date.

Please note a small administration charge of £10 per booking will be deducted from any cancellation refund due.

We would strongly advise that guests take out a travel insurance policy which covers booking cancellations.

Our Covid Guarantee

In these uncertain times, it is reassuring to know that if you are unable to travel to take your holiday because of a national lockdown, or because you are put into a Tier where you are unable to travel, that the cottages in this collection will guarantee that you will get a full refund.  Please note that the refund guarantee is provided by the participating property owner (not by Premier Cottages) and applies only to the address given on the booking at the time of booking being put in a high tier, and when the travel restriction coincides with the period of your holiday.

The refund guarantee covers lockdowns and Tier restrictions but does NOT cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid or are required to quarantine or self-isolate.  These events can be covered by you taking out travel insurance.  There are a number of policies that include cover for illness with Covid and self-isolation – suitable cover is listed on comparison sites such as www.gocompare.com.
